Booking brings you guests, but takes a commission on every booking. A website of your own doesn't replace Booking — it complements it. Guests who found you there can next time book directly, with no commission.

For a guesthouse of up to 40 rooms: €1,390 setup, one-off, then €99/month, however many rooms you have. Hosting, updates, e-Factura preparation and support are included, and we never take a commission on your bookings. Online payments, Booking.com sync and the other modules are added at published prices — the calculator above shows you the exact total. Above 40 rooms it is a different job: we don't publish a fixed price because it wouldn't be honest, so we quote it separately, after a conversation about what you need.

Since 2024, ANAF requires all B2B and some B2C invoices to go through the e-Factura system. Our system prepares each booking's invoice in the right format. The submission to SPV itself goes through your own invoicing provider (Smartbill or Oblio), which we connect together at launch — the account stays in your company's name, as ANAF requires.

Yes. Calendar sync with Booking and Airbnb is an optional extra, configured separately, because it depends on your accounts. The sync runs through Beds24, a channel manager whose subscription you pay to them directly, in your name. It cuts the risk of overlaps considerably, but it doesn't remove it entirely, so we explain how it behaves before we switch it on.

Two weeks is what we aim for, and we agree the plan with you before we start. If something needs to shift, you hear it early — never at the deadline.

We work from Cluj and meet on site anywhere in Transylvania — Cluj, Brașov, Sibiu, Harghita, Mureș, Bistrița. Outside Transylvania we work remotely, on the same timelines; write to us and we'll see if it makes sense.

Yes — you can build a site with AI in an afternoon, and it will look good. We use AI too — for copy, tests, code. The question is what happens in month three: when e-Factura changes, when the payment processor asks for new documents, when the calendar stops syncing with Booking, and when whoever built it no longer answers. The hard part isn't making it look good. It's making it still work two years in. You pay for someone who is accountable for that part.

The site is yours — the content, the domain and the data belong to you. The monthly fee covers the part that doesn't stand still: hosting, security updates, e-Factura when ANAF changes the rules, and the monthly changes. We recommend hosting with us, because then speed, backups and security are on us. If you prefer your own server or provider, that's fine: we deploy the site there and tell you upfront what, if anything, that changes in the monthly fee. If you leave, we help you move; we don't get in your way.

The domain is registered to your company, and we renew it out of the monthly fee for as long as we work together. Email on the domain is set up at launch. We prepare the legal pages (GDPR, cookies, terms) on our standard structure; the parts specific to your business you confirm. Rooms, rates and availability we enter at launch, after which you manage them from the dashboard — or we update them for you, as an included change.

Included support runs Mon–Fri, by email, answered within 48h. At weekends we look at whatever blocks bookings or payments — the things costing you money right then. The rest queues for Monday. We would rather tell you that up front than promise round-the-clock and not keep it.
